Where Hidden Leaks Show Up in a Home
Three places give a hidden leak away: a meter dial still creeping with every tap off, damp or stained walls and ceilings, and soggy or unusually green ground outside. A high water bill ties the three together, because a leak runs day and night while you sleep. The signs by place:
At the meter
the dial moves with nothing drawing water, which means water is going somewhere it should not.
In the house
staining or damp on walls and ceilings, a musty smell, finishes that swell or peel, or a patch of floor that feels warm underfoot.
In the yard
ground that stays soggy, or a strip of lawn that grows greener than everything around it.
A big hidden leak can waste thousands of litres before anything looks wrong, so the bill often arrives first. A pipe that has already split and flooded needs our burst pipe repairs response instead of a search.

Concealed Leak Rules for Your Water Bill
Unitywater may adjust the usage part of your bill when a hidden leak meets all of its rules, which are:
What qualifies
water escaping from a pipe on your side of the meter, in a spot you could not reasonably check, such as underground, in a slab or inside a wall.
The deadline
the repair has to land inside 30 calendar days of you finding out, and it has to be a lasting repair; a temporary by-pass does not count.
The paperwork
a written application with the invoice from the licensed plumber who did the repair, or a statutory declaration where the owner did the work.
The window
lodge within 12 months after the repair; only two billing quarters can be adjusted, and the usage part is claimable once per property.
What never qualifies
leaking taps, toilet cisterns, hot water systems and other water appliances, plus sprinklers, irrigation, pools, spas and a rainwater tank topped up through faulty plumbing.
Two extra rules cover shared arrangements. When Unitywater tells a tenant about a suspected leak, the owner or agent counts as informed from that moment. Where a townhouse scheme is sub-metered and Unitywater reads each lot, the lot owner claims for a leak inside the lot and the body corporate for common land.
Check Your Water Meter Before You Call
- 1

Switch off every draw
Turn off anything that uses water, indoors and out: every tap, the washing machine, the dishwasher, a fridge plumbed into the mains and any irrigation line. The tap on the meter itself stays open.
- 2

Photograph the numbers
Record every figure on the meter face, including the small red digits, because the red ones move first on a slow leak.
- 3

Leave it an hour at minimum
Keep everything off for at least one hour, with no water used anywhere in the house.
- 4

Read the meter again
Compare the second look against your photo. A change in any digit points to a leak on your side, which is yours to have checked. Two ground signs at the meter box carry extra meaning. A meter box sitting full of water points to Unitywater's pipe, so report that to the utility. Soggy ground with the digits still frozen points the same way, while soggy ground with the digits creeping means water is drawn on your side and a plumber should investigate.

What Happens After the Meter Says Leak
The search runs in a set order: confirm the result at the meter, split the line into sections, pressure-test each one, then narrow the ground before anything gets opened. Each step cuts the search area:
Section by section
we isolate stretches of the line and pressure-test them; the stretch that drops holds the fault.
By ear
listening along exposed pipe and wall surfaces picks up the noise of water running where it should not.
By moisture
readings in walls, floors and the subfloor framing show where the water is getting out.
Nothing gets opened until the fault is bracketed to one short run, which keeps the repair small and the quote honest.

Big Blocks Hide Small Leaks Longer
At the last census, 63.2 percent of the suburb's dwellings had four or more bedrooms, so a typical house here carries a long way of pipe to the far bathroom and the garden taps. A moderate leak hides more easily inside a big quarterly account, and there is simply more line to test when the meter turns up a fault.
The estates near Halpine Lake Reserve sit where Council maps overland flow across the blocks, so damp ground there reads as storm runoff at first. A weeping supply pipe can soak a verge for months before anyone questions it. The braided hoses under cabinets and vanities from the estate build years are the first joiners to weep, and our flexi hose replacement work swaps that stock before it lets go quietly.

Questions About Finding Leaks
Call (07) 3524 7137How long does the water meter test take?
Give it at least one hour, because a slow leak barely nudges the digits and a shorter wait proves nothing. The hour only counts if no water gets used anywhere on the property while the clock runs. Movement after that points to a leak, and a licensed plumber should confirm which run of pipe holds it.
How much does leak detection cost in Mango Hill?
The price depends on where the suspect pipe runs: inside a wall, under a slab or in the ground. The length of line to test, the number of branches and how hard each point is to reach all move the figure. You get a fixed quote before any work starts.
Do leaking taps or toilets count as concealed leaks?
No. Leaking taps, toilet cisterns, hot water systems and other water appliances sit outside the concealed leak rules, and so do sprinklers, irrigation, pools and water features. Only a leak hidden underground, in concrete or beneath the building can qualify.
How quickly do I have to repair a hidden leak?
Unitywater expects the repair done inside 30 calendar days of you learning about the leak, and the repair has to be lasting rather than a temporary by-pass. Send the adjustment application within 12 months after the repair date.
Who pays for a hidden leak on my property in Mango Hill?
The owner does. Every pipe and fitting past the meter onto your place is yours to maintain, and you cover every litre the meter records, leak included. Relief exists only under Unitywater's concealed leak rules.
